The community is built around Jones Creek winding through the property, and will offer five collections of home designs on 45 to 80-foot-wide homesites, with floor plans ranging from 1,880 to over 6,100 square feet. Pricing is expected to run from the mid-$400,000s to the mid-$900,000s. This is about as early-stage as it gets for a Toll Brothers community, which is exactly the appeal for a buyer who wants to be in on the ground floor of a luxury builder's newest Houston-area project.
Midline, Clear Creek ISD Corridor
Midline is a 1,066-acre community combining trails, pocket parks, and a planned resort-style clubhouse, all zoned to the highly rated Clear Creek ISD. Its location between downtown Houston and the Bay Area makes it a strong fit for professionals working NASA, the medical center, or downtown, and the builder lineup already includes Brookfield Residential, Highland Homes, Perry, and Toll Brothers, with more builders expected as additional phases roll out. Pricing currently spans the high $300s to the mid-$600s. Because the clubhouse and some amenities are still planned rather than built, this is a community where I would walk a buyer through exactly what phase the amenity build-out is actually in before they commit, the same diligence I would want on any newer section.
The Trails, New Caney: A New Amenity Campus Breaking Ground
The Trails, north of Houston off Highway 59 near New Caney, is not a brand-new community, but its Amenity Campus broke ground and is officially underway, bringing resort-style pools, play spaces, and event areas to the community by late 2026. For buyers already considering The Trails, this is a meaningful upgrade to what the community will actually offer, and it is worth timing a purchase around this build-out if the amenity package is a priority for you.
Sunterra, Katy: Still Adding, Even at the Top of the Market
Sunterra is not a new community, it has been the top-selling master-planned community in Texas for three consecutive years running, but it is worth mentioning here because it continues to add amenity infrastructure even from that position, most recently The Sol Club, a 2.7-acre Crystal Lagoons facility that opened in 2025 and quickly became a major draw. If a fully-built resort-style community with proven demand and 20 builders to choose from is more your speed than a ground-floor opportunity, Sunterra remains the benchmark other communities are being measured against.
What I Actually Tell Buyers About Early-Phase Communities
The appeal of getting in early is real: often lower entry pricing, first pick of lots, and the chance to watch a community's value climb as it matures. The trade-off is equally real: amenities you are excited about may not be built for a year or more, retail and dining infrastructure takes time to follow the rooftops, and renderings are not guarantees. I walk every buyer considering an early-phase community through exactly what is built, what is funded and under construction, and what is still just a plan, so the decision is made with real information, not a sales gallery's best-case timeline.
