The Context

The Largest Senior Transition Wave in American History Is Happening Right Now

The Silent Generation — born 1928 to 1945 — has been navigating these transitions for the past decade. Behind them comes something larger: 73 million Baby Boomers, the most populous American generation until Millennials, now moving through their sixties and seventies and into their eighties. Many are in homes they purchased thirty or forty years ago. Many have significant equity. Many have not done the legacy and Medicaid planning that would have protected that equity from the cost of long-term care.

Before we talk about the house, we talk about the situation. Who is involved. What the timeline looks like. What matters most to the senior and to the family. What has already been decided and what is still unresolved. This conversation shapes everything else.

What does the home actually represent financially? Current market value, outstanding mortgage, the tax basis, any Medicaid or estate considerations. Before anything else, the family needs accurate numbers — not optimistic ones, not frightening ones, accurate ones. I provide those.

Preparing the Home

Senior homes often need some preparation before going to market: decluttering, repairs, updates that improve value without requiring major expenditure. I coordinate these at a pace that respects the senior, not one that is driven by my transaction calendar.

Pricing, marketing, showings, offers, negotiations — handled professionally and with awareness of who we are selling for. The goal is maximum net proceeds with minimum disruption to a family that already has enough on its plate.

Total timeline from first conversation to closing can range from 6 weeks to 6 months depending on how much preparation the home needs and how coordinated the family is. Urgent timelines — driven by care facility move-in dates or Medicaid spend-down requirements — can be compressed. I work within whatever window exists.

This is one of the most common situations. The family may be ready. The care need may be clear. The senior may be grieving what the sale represents. I work at a pace that honors that grief rather than overriding it — while also being honest with the family about when delay has financial consequences. There is a difference between giving someone the time they need and allowing avoidance to cost them options.

Sibling disagreements in elder care situations are common and genuinely difficult. My role is to provide clear, accurate, neutral information about what the home is worth and what the options are — not to take sides. Sometimes having an independent professional present the numbers is exactly what a family needs to move past an impasse. I have also worked in situations where the court or an appointed guardian was involved, and I know how to operate in that context.

Medicaid rules for home ownership and the timing of a home sale are complex, state-specific, and have direct consequences for whether the proceeds of the sale are protected or counted as assets. This is a question for an elder law attorney who knows Texas Medicaid rules specifically. I work alongside those professionals and can help connect families with them, but the legal and financial structuring is their domain.
