Then you realize the city is actually a dozen different markets layered on top of each other, each with its own school district boundaries, flood history, commute character, and price dynamic. The house in Katy that looks identical to the one in Cypress on paper can produce a completely different daily life depending on where you work. And the neighborhood in The Woodlands that seems like an obvious choice for a Memorial Hermann hire is a ninety-minute round trip that adds up quickly.

I have had thirty-plus years in this city across multiple corridors — I trained and worked as an RN at the Medical Center, I have lived in Cypress, Katy, in the Memorial area, and in Westbury. I know what those commutes feel like at different times of day and different seasons of life. When a relocating buyer tells me where they are going to work, I can tell them what their mornings will look and feel like from five different neighborhoods before we ever book a showing.

Most relo timelines run 4 to 8 weeks from offer acceptance to move-in. Here is how a well-run Houston relocation search typically unfolds, and where I add the most value at each stage.

Before you visit, we talk through your employment location, household priorities, school requirements, and budget range. You arrive in Houston already oriented to 3 to 5 target neighborhoods rather than starting from scratch on the ground.

Compressed Search Window

A well-prepared buyer can cover the relevant neighborhoods in 2 to 4 focused days. I structure the search to maximize what you see and minimize what you retrace. Most of my relo clients make a decision within that window.

Offer, Contract & Due Diligence

Houston has specific due diligence items that matter more here than in most markets: flood history, elevation certificates, school district zoning confirmation. These are non-negotiable steps on any timeline, and I build them in rather than around.

Closing & Coordination

Texas closings run 21 to 30 days for resale, faster for new construction already near completion. I coordinate with title, lenders, and your relocation package administrator throughout so nothing falls through the cracks in the final stretch.

Katy and Cinco Ranch are the most popular choices — 15 to 20 minutes on I-10 west with major Katy ISD school campuses nearby. The Memorial Villages (Hunters Creek, Piney Point, Bunker Hill) are 10 to 20 minutes from the major campuses and carry a premium for the proximity. Cypress is popular for families who want Cy-Fair ISD and more space at a lower price point, accepting a 30-minute commute. West Houston neighborhoods along Westheimer and Eldridge give a more urban entry point at accessible prices.

Resale closings typically run 21 to 30 days with a prepared buyer and responsive lender. New construction timelines depend on builder and completion stage — inventory homes can close in 2 to 3 weeks; build-to-spec runs 6 to 9 months. For relo timelines, the search and decision phase is where we have the most control. A 4 to 6 week total timeline from search start to keys is realistic for a motivated, pre-approved buyer in the resale market.
