Real estate is full of information and short on clarity. The data is everywhere. The listings are everywhere. What is harder to find is someone willing to tell you what the information actually means, what questions are worth asking before you sign anything, and what the process looks like when it goes sideways — not just when it goes smoothly.
That is the conversation this episode is built around. I sat down to talk through how I approach real estate decisions from a clarity-first position: what due diligence actually looks like before an offer goes in, why the questions most buyers ask are often the wrong ones, and what a buyer or seller needs to understand about how their agent is thinking when the deal gets complicated.
What We Cover
A few of the threads from this conversation:
- Why clarity has to come before strategy. You cannot make a good real estate decision on incomplete information. The process starts with getting the right picture of the property, the market, and your own financial position — before anything else.
- What most buyers do not know about due diligence in Houston. The things that need to happen before an offer goes in, not after — including insurance and CLUE reports for a market where flood history can change everything about what a home actually costs.
- The professional background behind the approach. Real estate was my third professional license. The first was nursing. The second was an All Lines Claims Adjuster license. Those two careers gave me a perspective on risk, documentation, and what it means when something goes wrong that I bring to every transaction.
- How I think about representing clients when things get complicated. Smooth deals do not need much from an agent. The ones that need representation are the ones where something unexpected happens — a low appraisal, an inspection issue, a title problem. How an agent responds in those moments is the real measure of the relationship.
