Most incoming physicians spend weeks comparing apartment complexes near the Texas Medical Center โ and never find out about the one housing option that's often the best value in the entire area. It's not a private complex. It's shared institutional housing, and it's available across three of Houston's biggest academic medical institutions at once.
What University Housing Actually Is
UTHealth Houston, Baylor College of Medicine, and MD Anderson Cancer Center jointly operate a University Housing program โ real affiliated apartment communities, not a private complex trying to market itself as "near TMC." The flagship is Phase One at 7900 Cambridge Street, a garden-style community built in 1982, with additional communities in Phases Two and Three.
Rent typically includes water and internet, parking is included, and shuttle service is available for affiliated staff. For residents, fellows, and students at any of the three institutions, this often comes in below market rate compared to private TMC-adjacent complexes.

Who's Actually Eligible
Eligibility spans full-time students, faculty, or staff at UTHealth Houston, Baylor College of Medicine, or MD Anderson Cancer Center. Phase Three specifically requires the primary resident to be a learner โ a student, post-doc, resident, or fellow โ rather than general faculty or staff.
That cross-institutional eligibility is the real value here. If your appointment is with MD Anderson but your spouse is doing a fellowship through Baylor, you may both qualify for the same community without either of you needing to be affiliated with the same institution.
The One Timing Detail That Matters
Waitlists for University Housing typically open for a two-week window each March. If you're planning a move for a residency or fellowship starting later that year, this is not something to leave until you've already landed in Houston โ by the time most people think to look into it, that year's window has usually already closed.
My honest advice: if you have any interest in this option at all, put a reminder on your calendar for early March of the year before your move, and plan to apply the moment the window opens.
What This Means Alongside a Private Apartment Search
I still walk clients through the full range of TMC-adjacent apartment options โ Montrose, Galleria, Midtown, and the immediate TMC-adjacent complexes each offer something genuinely different. University Housing isn't a replacement for that conversation. It's an additional option most people never hear about until it's too late to apply for that cycle.
If nothing else, it's worth five minutes to check whether you or your household qualifies before you sign a lease somewhere else.
