Harris County · Bay Area Houston
Waterfront living, NASA's backyard, and some of the strongest public schools in the metro.
Southeast Houston · ~25 min from Downtown · Clear Creek ISD · I-45 corridor
Houston, we have a good fit. Clear Lake is unlike anywhere else in the metro, built up around NASA's Johnson Space Center starting in the 1960s and shaped ever since by an unusually concentrated population of engineers, scientists, and aerospace professionals. That heritage still defines the place, from the astronaut murals to the robotics program at Clear Lake High, and it has produced a school district and a community culture that genuinely stand apart.
Clear Lake is the second-largest master-planned community in Houston, behind only Kingwood, and it spans three zip codes and several small incorporated cities, Houston, Nassau Bay, Webster, Taylor Lake Village, all sharing the Clear Lake identity and Clear Creek ISD schools. At the center of it all sits the 2,000-acre lake itself, one of the country's largest pleasure-boat basins, ringed by marinas, yacht clubs, and waterfront homes.
Houston, we have a good fit: NASA engineers, waterfront living, and some of the strongest public schools in the metro.
The honest trade-offs are two things: age and water exposure. Much of the housing stock dates to the 1960s through 1980s, so buyers should expect to budget for updates even on a well-kept home. And while Clear Lake City itself stayed largely dry during Hurricane Ike, waterfront and canal properties closer to Galveston Bay carry real storm-surge exposure that I check on every address before you commit.
Know the Neighborhoods
Clear Lake covers three zip codes and a genuinely wide range of housing stock, from 1960s NASA-era ranches to newer waterfront construction. Where you land depends on how much water access you actually want, and how much updating you're willing to take on.
The original heart of the community, built for NASA employees starting in the 1960s. A mix of ranch, colonial, and New Traditional homes, most needing some degree of updating.
An upscale, golf-course community anchored by Bay Oaks Country Club, popular with buyers who want more polish than the original 1960s core.
Updated patio homes with open layouts near the University of Houston-Clear Lake, large lots, and easy walkability to campus.
An incorporated city of about 5,300 residents, close enough to Johnson Space Center that many residents walk or bike to work.
One of the area's best values, top-rated Clear Creek ISD schools at a lower entry price than the Bay-adjacent neighborhoods.
Waterfront estates for buyers prioritizing direct lake or bay access above all else.
Clear Creek ISD (that is the Independent School District, the public district covering the entire Clear Lake area) carries an overall A rating on Niche and serves more than 41,000 students across 45 campuses. What makes it genuinely different from other strong Houston-area districts is the parent population: a heavy concentration of NASA engineers, aerospace contractors, and medical professionals whose academic culture shapes everything from the robotics program to the AP course offerings.
Clear Lake High School in particular is known for strong science and engineering programs, including a competitive robotics team and dedicated aerospace and sailing clubs, that draw directly on the surrounding industry. As with any district this size, zoning varies address to address, so I confirm the exact campus assignment before you commit.

Getting Around
Clear Lake's position along I-45 makes it one of the more commuter-friendly Bay Area communities. Here is the lay of the routes.
Direct access to downtown Houston and the Texas Medical Center in roughly 25 minutes, the main artery for the area.
Connects Clear Lake to Johnson Space Center, Nassau Bay, and the bayfront communities of Seabrook and Kemah.
The community's primary east-west commercial corridor, connecting neighborhoods to Baybrook Mall and everyday retail.
Roughly 20 minutes north, a real advantage for buyers who fly frequently for work.
The Market & Your Move
Established, non-waterfront homes generally run from the $200Ks to the $400Ks, with most activity in the $300K to $500K range. Waterfront and water-view properties carry a real premium, often starting around $400K and climbing past $700K depending on lot and water access. Because much of the housing stock dates to the 1960s through 1980s, comps matter differently here than in a newer master-planned community: an original-condition home priced like a renovated one is a red flag, not a bargain.
One honest note that matters in Clear Lake specifically: Clear Lake City itself largely stayed dry during Hurricane Ike in 2008, while waterfront and canal communities closer to Galveston Bay, including parts of Seabrook and Clear Lake Shores, saw significant storm surge. I take that seriously. For any address you are considering, especially anything waterfront or on a canal, I check the flood zone, surge modeling, and elevation, so you are buying with your eyes open rather than finding out the hard way later.
As a Certified New Home Specialist who also works with relocating professionals, I understand the unique rhythm of Clear Lake's employment base, aerospace, medical, and petrochemical, and I make sure you are not the only one at the table without an expert in your corner.
Good Questions
For families who want strong schools, waterfront recreation, and a genuinely unique employment base anchored by NASA and aerospace, yes. Clear Lake benefits from an unusually well-educated parent population and a stable, established market. The trade-off is housing stock age, many homes date to the 1960s through 1980s and need updating, plus real hurricane and storm-surge exposure for waterfront and canal properties specifically.
Clear Lake is served by Clear Creek ISD, which carries an overall A rating on Niche and serves more than 41,000 students across 45 campuses. Clear Lake High School is known for strong science and engineering programs that benefit directly from the area's aerospace culture, including robotics and a competitive academic reputation.
Roughly 25 minutes via I-45, the Gulf Freeway, with similar drive times to the Texas Medical Center. Clear Lake is one of the most commuter-friendly Bay Area communities specifically because of its position along I-45.
Clear Lake spans three zip codes, 77062, 77059, and 77058, and includes Clear Lake City, Bay Oaks, University Green, and Nassau Bay, along with nearby communities like El Lago, Taylor Lake Village, and Seabrook. All are served by Clear Creek ISD, though jurisdiction gets complicated: 77058 alone spans portions of Houston, Nassau Bay, Webster, and Pasadena.
Clear Lake City itself largely stayed dry during Hurricane Ike in 2008, while nearby waterfront communities closer to Galveston Bay, including parts of Seabrook and Clear Lake Shores, saw significant storm surge. The honest answer depends entirely on elevation and proximity to open water. For any address you are considering, especially waterfront or canal properties, I check flood zone, surge modeling, and elevation so you understand your actual exposure.
