Montgomery County · North of The Woodlands
Lake Conroe, a revitalized downtown, and The Woodlands adjacency at a meaningfully lower price — the north I-45 corridor for buyers who know what they’re looking for and are willing to drive for it.
Montgomery County · Conroe ISD · I-45 North · Lake Conroe · ~45 min Downtown
Conroe is what happens when a small historic Texas city sits directly north of one of the most desirable master-planned communities in the country and starts attracting the buyers who want The Woodlands’ location, the I-45 north corridor, and Lake Conroe access, but cannot or will not pay The Woodlands premium. That is not a knock on Conroe — it is an accurate description of why the city has grown as fast as it has. The Woodlands is excellent. Conroe, fifteen minutes north on I-45, is more affordable, has its own distinct character, and comes with something The Woodlands proper does not: genuine waterfront and lake lifestyle options at prices that make sense.
Lake Conroe is 21,000 acres of open water on the San Jacinto River. It is one of the best recreational lakes in the Houston metro — boatable, fishable, with waterfront communities that draw buyers from across the region specifically for the lifestyle. Waterfront property commands a real premium, and non-waterfront Conroe provides lake access through marinas and launches without the full lakefront price.
Conroe’s downtown has been through a genuine revitalization over the past decade. The strip along Main Street and the surrounding blocks now has restaurants, a brewery, live music venues, and the kind of walkable activity that most suburban Houston communities have to simulate with lifestyle marketing. It is real, if still maturing.
The honest commute caveat is worth stating plainly: Conroe is 40 to 55 minutes from downtown Houston on I-45, and that corridor carries real peak-hour congestion. For buyers who are working remotely, who commute to The Woodlands or ExxonMobil’s Spring campus, or whose work schedule avoids peak hours, the distance is manageable. For buyers with a five-day downtown Houston commute, it deserves a realistic test drive before the offer goes in.
Know the Neighborhoods
Conroe and Montgomery County span a range from lakefront waterfront communities to established residential areas to new master-planned development. The strongest resale values are in waterfront Lake Conroe communities and in The Woodlands-adjacent master-plans like Grand Central Park. The further north and west from I-45, the more rural and agricultural the character becomes.
The premier master-planned community in the Conroe market โ large-scale, amenity-rich, and positioned between downtown Conroe and I-45 for easy access in both directions. Multiple builders, multiple price tiers. $350Kโ$750K+.
True waterfront communities along the Lake Conroe shoreline โ Stewart's Landing, April Sound, Lake Conroe Forest, and others. Premium pricing for lake access and water views. $450Kโ$2M+, with significant variation by lot position and home size.
Non-waterfront communities within easy reach of Lake Conroe's marinas and launches โ lake access without the full waterfront premium. A practical middle ground for buyers who want the lifestyle without the price. $280Kโ$550K.
The emerging urban core of Conroe along Main Street โ a genuine small-city downtown with walkable restaurants, a brewery, live music, and a character that most Houston suburbs do not have. Best suited to buyers who value the urban texture. $250Kโ$500K for surrounding residential.
The established single-family residential areas of Conroe outside the master-plans โ solid, affordable, Conroe ISD-zoned housing for buyers who need the location and the price point. $220Kโ$420K.
The western and northern reaches of Montgomery County where the city gives way to larger lots, small-acreage properties, equestrian-friendly zoning, and a genuinely rural character. For buyers who want land. $300Kโ$800K+ depending on acreage.
Conroe ISD is a large and growing district with over 80,000 students and multiple high school campuses. Campus quality varies: Oak Ridge and College Park High Schools have consistently strong reputations and the strongest resale connection to school-district demand. Conroe High School and Caney Creek serve different geographic areas of the district with more mixed outcomes. As with any large district, I look at the specific campus for any address rather than the district umbrella.
Willis ISD serves the northern portions of Montgomery County beyond Conroe, and Magnolia ISD covers the western portion. Magnolia ISD in particular has attracted attention in recent years as Magnolia itself has grown — it is a smaller district with an improving profile and significant new construction in its service area. Montgomery ISD serves the older city of Montgomery to the west of Lake Conroe, a smaller district with a distinctly small-town character.

Getting Around
Location is part of the value proposition here. Here is how the rest of the metro lines up.
15 minutes south on I-45 โ accessible for shopping, dining, and The Woodlands employment cluster without the residential premium.
25 to 30 minutes south on I-45 โ the corridor's dominant single employer and a primary driver of north-side residential demand.
40 to 55 minutes south on I-45, depending on exact location and time of day. Peak-hour congestion on this stretch is real โ buyers with a five-day downtown commute should test the actual drive.
20 to 30 minutes southeast via I-45 south to Beltway 8 โ reasonable for frequent travelers, though not as convenient as corridors directly adjacent to IAH.
The Market & Your Move
Conroe and the surrounding Montgomery County market have appreciated meaningfully over the past five years as The Woodlands has become fully priced and buyers have moved up the I-45 corridor seeking value. Grand Central Park and the Lake Conroe waterfront communities have seen the strongest demand and the most durable values.
The lake lifestyle premium is real and has been persistent. True waterfront property on Lake Conroe has held its value well even in softer market periods because the supply of genuine waterfront is fixed. Non-waterfront Conroe communities that offer lake access without the waterfront price have been among the more active growth areas in the market.
The commute distance is the primary constraint on north Montgomery County demand, particularly for buyers who need to be in downtown Houston or inside the Loop regularly. For buyers who work from home, commute to The Woodlands or ExxonMobil, or have schedule flexibility, the value-to-location equation is favorable. For everyone else, the honesty conversation about the daily drive is worth having before you fall for a lake view.
