Southgate is the neighborhood I point physicians to first when the priority is genuinely short commute, full stop. It sits directly against Rice University’s south gate and the Texas Medical Center campus itself, which means for a resident or attending working long shifts, a five to ten minute drive — or a bike ride on a decent day — is a realistic commute, not a marketing line.

The neighborhood is small: four subdivisions, most of the housing stock built in the 1930s and 1940s, with trees old enough to canopy the streets. Unlike some of the surrounding communities, Southgate has held onto its original architecture more than most, which means the pricing range is narrower than you’d expect in a market this central — there simply isn’t the variety in home size and vintage that drives wide swings elsewhere.

The Southgate Civic Club enforces one of the stronger architectural review processes in the Inner Loop. If you buy here, know that renovation and new-build plans go through a real approval process — that’s exactly what keeps the streets looking the way they do.

The neighborhood has also taken deliberate steps to stay quiet despite sitting next to one of the busiest employment centers in the country: several streets have been closed off to through-traffic from the Medical Center over the years, specifically to keep commuter cut-through traffic out of the residential blocks. It works. You’d be surprised how residential it feels a five-minute walk from a hospital campus.
