Three master-planned communities within about fifteen miles of each other in northwest Houston, each drawing buyers from the same general pool, each with a different personality, price tier, and set of trade-offs. The question I get regularly is some version of: which one is the right one? The honest answer is that the right one depends on what you are actually buying for — and the comparison looks very different depending on whether schools, price, lifestyle, or commute is your primary driver.
Bridgeland
Bridgeland is the gold standard of master-planned communities in northwest Houston by most measures that matter: the scale of the natural amenity package (over 900 acres of lakes, trails, and green space woven through the development), the diversity and quality of builders (David Weekley, Perry Homes, Westin, Newmark, Taylor Morrison, and Toll Brothers are all active), and the long-term track record as one of the top-selling master-planned communities in the country.
It sits along the Grand Parkway at Bridgeland Lake Drive in Cypress, squarely in Cy-Fair ISD. Bridgeland High School opened in 2019 and has established itself quickly as one of the district’s stronger campuses. Prices range from the mid-$400s for production homes to well over $1 million in the Parkland Village section where Toll Brothers builds.
The trade-off: Bridgeland is a large, active development. You will have construction noise and incomplete landscaping in newer sections for years. And because it is well-known, inventory moves quickly and pricing reflects the premium the community commands.
Towne Lake
Towne Lake is a water-centric development built around a 300-acre boatable lake with a boardwalk, marina, and The Boardwalk at Towne Lake as its commercial amenity anchor. It sits at Barker Cypress Road near Hwy 290 in Cypress, also within Cy-Fair ISD. The lake and the waterfront lifestyle are genuine differentiators — not a small retention pond with a fountain, but a real lake where residents boat and kayak.
Prices run from the high $400s to $900s and beyond for waterfront. Clay Residential, Perry Homes, Westin, and Newmark are active builders. The community is more mature than Bridgeland’s newest sections and the lifestyle infrastructure is well-established. The boardwalk dining and retail scene is the most developed commercial amenity of the three communities listed here.
The trade-off: Towne Lake is smaller than Bridgeland, which means less builder variety and more limited lot availability in premium waterfront locations. The waterfront premium is real — lakefront lots carry meaningful price premiums over interior lots within the same community.
Cross Creek Ranch
Cross Creek Ranch sits in Fulshear, along FM 1093, straddling the Katy ISD and Fort Bend ISD line depending on the specific section. This is a critical variable: buyers specifically targeting Katy ISD will be in the sections north and west of the FM 1093/Katy Hockley Cut-Off corridor; buyers who are Fort Bend ISD-focused will be in the sections south and east. Verify the specific feeder pattern for any address before making decisions based on school district.
Price-wise, Cross Creek Ranch is the most accessible of the three communities, with active inventory starting in the $380s and running to the $700s and above. David Weekley, Perry Homes, Chesmar, Taylor Morrison, and Newmark all build here. The land is flatter and the character is more traditional suburban than Bridgeland’s nature-forward design, but the community infrastructure is solid and the price-per-square-foot advantage over Bridgeland or Towne Lake is real.
The trade-off: the Fulshear location adds commute time for Energy Corridor and inner-city employees relative to the Cypress communities, and the community character does not have the same amenity differentiation as the lake lifestyle of Towne Lake or the Bridgeland trail network.
How to Choose
If the lifestyle is the primary driver and you want the most immersive master-plan experience: Bridgeland, for its scale and trail network, or Towne Lake, for the water.
If price per square foot and Fort Bend/Katy ISD access are the primary drivers: Cross Creek Ranch at the right price tier, in the right ISD section.
If new construction access to a specific builder is the driver: all three have significant builder diversity, but Bridgeland has the most options including the luxury tier through Toll Brothers.
If commute to the Energy Corridor is the constraint: all three add commute time relative to Memorial and west Houston, but Bridgeland and Towne Lake’s Grand Parkway / Barker Cypress access is generally more efficient than Cross Creek Ranch’s FM 1093 route to I-10.
