For several years running, Fulshear has ranked among the fastest-growing cities in the United States. The numbers are striking for a place that less than two decades ago was a quiet agricultural town of a few hundred people at the intersection of FM 1093 and FM 359. What happened is a familiar Houston story: master-planned development arrived, schools got built, and families followed — but in Fulshear's case it has happened faster and at a higher price point than almost anywhere else in the metro.
Cross Creek Ranch, developed by Howard Hughes Corp. — the same company behind The Woodlands and Creekside Park — is the engine of that growth. It is a full-scale master-planned community with resort pools, a lake, trails, an events lawn, and multiple builders offering everything from starter homes in the $300s to luxury builds approaching $1M. But Cross Creek is not the whole story. Weston Lakes, a gated community around an 18-hole private golf course with its own lake and boat slips, offers a completely different product: larger lots, more established trees, custom builds, and the kind of quiet that does not exist in an actively developing master-plan.
The commute is the honest trade-off. Fulshear sits at the southwest edge of the metro, and nothing about the drive to downtown or the Energy Corridor is short.
What offsets it is the land. Fort Bend County still has room, and developers know it. Buyers in Fulshear are getting lot sizes, finishes, and community amenities at price points that simply do not exist inside the Beltway or even in most of Katy. The new-construction incentives — rate buy-downs, closing cost contributions, design upgrades — have been among the strongest I have seen in the Houston market, and knowing how to negotiate them properly is the difference between a good deal and the deal the builder was hoping you would accept.
Know the Neighborhoods
Fulshear is really several distinct products sharing a zip code — from resort-style master-planned to gated golf-course estate. Where you land depends on whether you want the full amenity package, the custom-lot privacy, or the most accessible new-construction entry point.
The anchor community and largest development in Fulshear, with resort pools, a lake, trails, fitness facilities, and multiple builders across a wide price range. The full lifestyle package with an active HOA and community events calendar. Homes from the low $300s through $900K+.
A private gated community built around an 18-hole golf course and a natural lake with boat slips. Larger lots, more established trees, and a quieter character than the active master-plans. Custom and semi-custom builds starting in the $500s and climbing well past $1.5M.
A luxury custom-lot community along Fulshear Creek, focused on estate-sized lots and high-end custom construction. The most exclusive residential address in the immediate area, with homes typically $700K and above.
One of the newer master-planned additions to the Fulshear corridor, offering larger lot sizes than some competitors at accessible new-construction price points. Strong builder incentive programs and Lamar CISD zoning. Starting in the low $300s.

The original townsite along FM 1093, with a handful of local restaurants and shops that give the broader community its small-town identity. The feed store has been there longer than most of the subdivisions surrounding it.
Fulshear is primarily served by Lamar Consolidated ISD (LCISD), a district that has grown rapidly alongside the community it serves. Fulshear High School opened its doors in 2019 and has quickly established its own culture and academic identity. The district has been adding campuses and staff to match the area's pace of development, which is worth understanding: it is a strong and improving district, but one that is actively scaling rather than one with decades of established reputation.
The western edges of some Fulshear-area communities — particularly along the Katy boundary — can fall into Katy ISD instead of Lamar Consolidated. Because the distinction significantly affects resale value and buyer perception, I verify the specific campus for every address rather than assuming the community name tells the whole story. A house in Cross Creek Ranch can be either district depending on which section it is in.
Private schooling is less prevalent here than in closer-in neighborhoods, partly because the public schools are newer and partly because the demographic profile skews toward young families actively choosing the public system.

Getting Around
Location is part of the value proposition here. Here is how the rest of the metro lines up.
30 to 35 minutes northeast on FM 1093 toward I-10, or via the Westpark Tollway. The most common daily commute for Fulshear residents and the reason so many Energy Corridor families have landed here.
40 to 45 minutes via the Westpark Tollway east to US-59, or FM 1093 to I-10 east. Not a casual commute, but manageable for those who work downtown two or three days a week.
15 to 20 minutes northeast on FM 1093 — close enough that Fulshear residents access Katy's LaCenterra, Katy Mills, and medical facilities as their effective local infrastructure.
20 to 25 minutes southeast, giving Fulshear residents access to Fort Bend County's strong medical, retail, and dining options as a north-south alternative to the I-10 corridor.
The Market & Your Move
New construction has driven the Fulshear market, and understanding how to navigate it is genuinely different from buying a resale home. Builders here — particularly in Cross Creek Ranch and Jordan Ranch — have been offering meaningful incentives: interest rate buy-downs, closing cost contributions, free design center upgrades, and extended warranties. The catch is that the builder's on-site agent represents the builder, not you. Having your own representation costs you nothing as a buyer and changes the negotiating dynamic entirely.
The lot and elevation premium story in Fulshear is also worth understanding. Cross Creek Ranch lots along the lake or backing to the greenway command significant premiums over interior lots, and that premium does not always hold in resale the way it does at initial purchase. I walk buyers through the specific lot-by-lot value analysis before they pay for the premium.
Weston Lakes and Fulbrook operate as separate, more traditional luxury markets within the same geography. These are less about builder incentives and more about land, custom quality, and the permanence of a gated or estate setting. If that product interests you, the conversation is different from the master-plan track.

Good Questions
For southwest-side families prioritizing new construction, lot size, and a small-town feel, yes. The trade-off is the commute: downtown is 40-plus minutes and the Energy Corridor runs 30-35. The payoff is land, amenities, and new-construction quality at price points that do not exist closer in.
Primarily Lamar Consolidated ISD, a growing district that has added several new campuses including Fulshear High School (opened 2019). Some community edges cross into Katy ISD. I verify the exact campus for every address since the district line runs through some communities.
Cross Creek Ranch is an active master-planned community with resort amenities, multiple builders, and a wide price range — it has the energy of a community still growing into itself. Weston Lakes is gated, private, golf-and-lake focused, and more established in character. Different products for different buyers.
