1. Marvida (Cypress) — The One Nobody Else Can Match

I work new construction at Marvida directly, so I'll say this plainly: the amenity access here isn't like anything else on this list, and it's not close. Your Marvida HOA dues get you into Marvida's own Island Amenity Village, plus a Crystal Lagoon Beach Club currently under construction, but that's just the starting point. Marvida residents also have full access to five additional sister-community amenity villages: both The Grove and The Manor Amenity Villages in Canyon Lakes West, the Amenity Village in Miramesa, and The Commons at Bridge Creek.

That's six full amenity villages, each with its own pool and fitness setup, on one HOA payment. I haven't found another community in the Houston area that structures amenity access this way. If fitness center and lap pool access is really what you're shopping for, this is the answer, and it's not particularly close.

2. Cross Creek Ranch (Fulshear)

Cross Creek Ranch runs three separate pool complexes, and the flagship Adventure Island pool has dedicated lap lanes alongside its 140-foot water slide, with a second lap-lane pool at the Flewellen Creek complex. The fitness side stands out too: a 6,500-square-foot gym that residents use free of charge, with real cardio, free weights, and group classes like yoga and boot camp, not just a token equipment room. This is one of the most complete single-community amenity build-outs in the Houston area, full stop.

3. Elyson (Katy)

Elyson has two separate amenity centers, and both pair a fitness center with a lap pool. Elyson House was the original, open year-round with lap lanes built into the main pool. Lakeside Landing followed later, sitting on a 31-acre lake with its own 24-hour fitness center and a dedicated lap pool alongside the resort-style pool. Having two fully-equipped fitness-and-lap-pool combinations in one community, with one of them open around the clock, is a seriously strong offering.

4. Harvest Green (Richmond)

Harvest Green's Farmhouse Recreation Center won the Greater Houston Builders Association's "MPC Amenity Center of the Year" award in both 2018 and 2021, and the fitness-and-pool combination is a real part of why. The resort-style pool includes an Olympic lap section, and the gym is fully equipped with treadmills, ellipticals, strength machines, and free weights, plus a dedicated fitness studio running yoga, Zumba, and Pilates classes. This is Fort Bend County's agrihood community, so you're also getting a working farm and orchard alongside the fitness amenities, a distinctly different lifestyle angle than anything else on this list.

5. Sienna (Missouri City / Fort Bend County)

Sienna's existing Club Sienna complex already has a comprehensive fitness center alongside its pools, and the community is adding to that in early 2026 with the new Sienna Oaks Amenity Center, a 5,000-square-foot clubhouse built around a sports court, lap pool, playground, and event lawn. Between the existing club and the new amenity center, Sienna's fitness-and-pool offering is actively expanding right now, worth knowing if you're comparing communities based on where investment is currently headed, not just what's built today.

6. Bridgeland (Cypress)

Bridgeland's four villages, Lakeland, Parkland, Prairieland, and Creekland, each have their own amenity hub with fitness centers and pools, backed by the community's much larger identity: 3,000 acres of lakes and an extensive trail system built around real sustainability goals. The fitness-and-lap-pool specifics vary somewhat by village, so if this combination is the deciding factor for you, confirm which village you're actually looking at before assuming every section offers the same setup.

A Quick Note on How These Numbers Change

Amenity centers get built in phases, and a community that's light on fitness and pool access today can look completely different in two years, the way Sienna and Elyson both have. If a specific community's amenity village isn't open yet, ask directly for the actual construction timeline rather than the marketing timeline, since those two numbers aren't always the same thing.
